Our Acquisition Approach – We focus on acquiring multifamily properties in select markets that align with our rigorous evaluation process. These markets typically feature high density, under development, high rental market, robust job creation and population growth. Our strategy emphasizes force appreciation through building a new structure and adding more units.

Identifying Prime Opportunities – Through our extensive relationships with real estate brokers, we source properties in key locations with strong potential for growth. Our focus is on assets that fit our value-add strategy, enabling us to unlock hidden potential and drive long-term value.

Securing the Right Financing – Leveraging our network of lenders, we evaluate a variety of debt structures to find the most suitable financing options. This approach ensures we balance conservative leverage with optimal returns, managing risk while achieving the best possible financial outcomes.

Our value add plans include Plans & Permitting with the city, construction of a new building adding multiple units, and fully stabilizing the building with long term tenants

Holding Time

Depending on the size of the development it can take anywhere from 1-3.5 years to complete.

  • 3-4 months to get it stabilized

The Asset Is Refinanced Or Sold

BIG works closely with the property management team to prepare the asset for maximum profit. The investor then has the option to refinance, keep the asset and enjoy the cash flow and equity created or sell the asset and repeat the process
